New 2021 Loan Limits

Colorado's home prices have continued to soar throughout 2020. Due to the increase, the new conforming loan limit has increased to $596,850. This is up from $510,400 in 2020. The new conforming loan limit covers the following counties. 

  • Adams
  • Arapahoe
  • Broomfield 
  • Clear Creek
  • Denver
  • Douglas
  • Elbert
  • Gilpin 
  • Jefferson 
  • Park

It's important to note there are several "High Balance" counties that have a higher conforming loan limit than what is listed above. Here are the loan limits for each of those high balance counties. 

  • Boulder $654,350
  • Lake $625,500
  • Eagle $822,250
  • Summit $822,375
  • San Miguel $649,750
  • Routt $678,500
  • Garfield $765,600
  • Pitkin $ 765,600

If your county wasn't listed above, then the loan limit will be $548,250 in 2021.
