Should I Have Realtor Representation?
Although you can purchase a home directly through the builder without using a Realtor, it is highly recommended that you have Buyer representation.
As a Buyer's Agent we represent 100% of the interests of our clients in the purchase of real estate. We are not affiliated with any specific builder. The benefit to our clients is that we show them homes they want to see, and not properties that we want to sell.
As your Buyer's Agent we will represent you through the entire building process including but not limited to:
While all new home builders offer a Sales Associate to assist customers, it's important to understand that the Sales Associate works for the Home Builder. In the end, it is the Builder's interests being represented by on-site sales staff not yours.
You need a Buyer's Agent to represent your interests. Most importantly, there may be absolutely no cost to you. That's right! Realtor commissions are typically paid from marketing budgets and are retained by the builder if you are not represented. If the commission isn't paid then the buyers are responsible.
Lastly, did you know that new home prices are negotiable? We have extensive experience working with builders and we are expert negotiators.
Have you ever been asked to sign in or register when you visit the model homes? This happens all the time. It's the builder's way to gather your information and market to you. Builders also use the registration to see if you are being represented by a Realtor.
