Seasonal Slowdown? What Seasonal Slowdown? 

Another month down and more records set! October just set another record with more homes sold than any other October on record. October posted a 24% increase year over year with 6,368 closed homes! 

Pending sales were also way up from this time last year with 6,158 homes going under contact. That represented a 27% increase from October 2019 and a 2% increase from September 2020!

Make The Most of Your Outdoor Space This Winter

Colder weather ahead doesn’t mean you have to forfeit your precious outdoor space. This year especially, you’ll want to enjoy your backyard or balcony as long as possible. Here are some tips to make the most of your space this fall and winter.

Clean Up Ahead of Winter

Spruce up your yard to create an outdoor environment you’ll be motivated to enjoy. Take time to clean up and dispose of leaves and fallen branches. For your flower beds, pull out the dead annuals, add compost, then plant cover crops or add mulch.

Daylight Saving Time ends this Sunday, November 1st. Make sure to turn your clocks back one hour. It's also a good idea to check the batteries on your smoke detectors this time of year.

The Denver Housing Market Continues To Be Strong!

The Denver Housing Market continued it's record setting pace again in September. In September more homes closed than any other September on record! We saw 6,303 new closings in September reflecting a whopping 26% year over year increase! 

September brought 6,563 new listings representing a 9% increase to this time last year. Buyers are still finding it hard to find homes as the weeks of inventory dropped from 9 weeks last year to only 4 weeks of inventory at the end of September 2020.

You can keep your home in top shape with simple tasks throughout the year. This month be sure to: home in 

1.   Replace or clean your furnace filter.

2.   Clean filters for kitchen exhaust fans.

3.   Drain outside faucets and winterize your sprinkler system.

4.   Check your driveway for cracks. Fill cracks and reseal as needed.

5.   Cover your air conditioner and/or remove any window units.

6.   Reverse your ceiling fans to help blow warm air down from the ceiling throughout the room.

7.   Drain approximately 2 gallons from water heater to eliminate sediment.

8.   Pass a lit candle around doors and windows to check for drafts. Weather strip as necessary.

How to Buy a Home Sight Unseen

If you're thinking about buying a house right now, you're probably wondering how best to go about it. The truth is, you can still do in-person tours in some places, depending on the local regulations, but many people are buying homes right now without stepping foot inside until the deal is done

Sight unseen deals are nothing new, but up until recently they were used mostly for foreign buyers, investors, or long-distance home shoppers. These types of remote deals have become more mainstream in the wake of the COVID-19 pandemic, and there's evidence to suggest they're more than a passing trend.

A survey from 2018 showed that about 20% of homebuyers had made an offer on a home without seeing it first. A more recent, COVID-19-influenced survey, found that 45% of homebuyers in the last year had made an offer without seeing the property in person. In April of this year, Realtor.com found that "24% of 1,300 consumers surveyed said they'd be willing to buy a home without first seeing it in person."

Fall Colors in the Colorado Rockies 

One of the best things about living in Colorado are our distinct four seasons we get to enjoy every year. One of my favorite times of the year is fall. The days are warm and nights are crisp which leads to spectacular colors throughout the high country. 

This year's early freeze and snow may dampen the colors a bit, but if you are willing to drive you will be rewarded with those signature colors we all love so much. 

Another Month Leads To More Records 

The Denver Housing Market continued it's record setting pace despite the ongoing pandemic. In Denver a record number of homes sold compared to this time last year! 

Homes remained in high demand. Sellers brought 6,876 new listings to market in August. This was much needed as 7,405 homes were placed into pending status.
