2020 Guide To Colorado's Fall Colors

Colorado Rocky Mountains Fall Colors

Fall Colors in the Colorado Rockies

One of the best things about living in Colorado are our distinct four seasons we get to enjoy every year. One of my favorite times of the year is fall. The days are warm and nights are crisp which leads to spectacular colors throughout the high country.

This year's early freeze and snow may dampen the colors a bit, but if you are willing to drive you will be rewarded with those signature colors we all love so much.

September 2020 Home Care Tips

You can keep your home in top shape with simple tasks throughout the year. This month, be sure to:

1.   Make sure your gutters stay clean and clog free. It's best to do this before leaves get wet from rain or snow.

2.   Check caulking and weather strips around doors and windows.

3.   Trim back tree branches that are too close to your house or other building structures.

4.   Check for peeling paint and scrub any mildewed areas you find on your siding.

5.   Service your kitchen disposal by grinding several cups of ice cubes.

6.   Examine, repair and replace caulk and grout around your bathtubs and showers.

7.   Pour one gallon of water down unused drains.

8.   Check your fire extinguisher. Refill or replace as needed.

As always, I appreciate referrals from my friends and past clients.

If you know of anyone who is looking to buy or sell real estate, please send them my way!

Benefits Of Getting Pre-Approved Before Looking For Homes

IF YOU'RE SERIOUS ABOUT BUYING—IT'S TIME TO GET PRE-APPROVED

Real Tips from Scott Beard

Many online buyers will call a lender when looking for information about financing. In the process, they become "pre-qualified". That gives them a good idea of what they can afford, or more accurately, what loan amount they qualify for.

Market Watch July 2020 REcolorado

The Denver Real Estate Market Continues To Be HOT!

The Denver Housing Market continued to defy the Pandemic by posting another record setting month! July saw 7,186 closed homes posting an impressive 21% gain year over year!

New listings were up 15% with over 7,600 new properties listed in July. Pending listings were also up posting a whopping 27% increase with nearly 7,100 homes being placed under contract in July 2020.

Average days on market remained flat with only a one day decrease compared to July 2019.

Buyers continue to find heavy competition as home availability continued to be tight. The data shows why. There is only 4 weeks of inventory which was down 3 weeks year over year.

Boost Your Home's Value Ahead of Your Appraisal
decorative image

Painting Trim Whether you're planning to sell or refinance, a home appraisal is a necessary step in determining the true value of your home. This means your home should be in the best possible condition, so it will be appraised at the highest potential value. While it may be tempting to swing for the fences with big-ticket renovations, there are smaller things you can do to efficiently raise the market value of your home.

Overpricing Your Home May Lead To Problems Down The Line

Header Image

Don't fall into the Overpricing Trap

Pricing strategy is one of the most important elements in selling real estate.

To get top dollar, it's essential to price a property accurately for the current marketplace. The reason is simple. Virtually all buyers search for properties online before scheduling time to see a listing in person. That means these buyers know in great detail what comparable homes are listed for in your area. If you overprice the property, you risk having your home sit on the market with few buyers who will consider viewing (let alone putting an offer on) a home that is clearly more expensive than comparable homes.

How Much Home Can I Afford To Buy?

Brought to you by Scott Beard.

How much home
Can I really afford?

When you start thinking about buying your first home the first question on your mind is typically "how much home can I really afford?"

The good news is that in today's market place, if you can afford rent, you can probably afford to buy a home. The mortgage you can qualify for depends on many factors, including your target monthly payment, annual income, and down payment amount. You'll also need to consider any existing debts you have whenever you're considering buying.

I'd be happy to talk to you about your personal situation and help you evaluate how much home you can afford based on your personal circumstances.

Give me a call today at 720-935-9406.  Let's turn you dream of owning a home into a reality!
