The Market and The Pandemic...

The growing pandemic has officially affected the real estate market which had been still performing well despite the growing pandemic. April 2020 showed a huge decline in sales posting 3,855 sales which reflects a 26% decline in sales from the previous year. 

Average days on market increased by 9 days to 29. Homes did appreciate slightly, however more sales posted reflected a price reduction to get the home under contract. 

We maintained 7 weeks of inventory vs. this time last year. Many sellers have pulled their home off the market and elected to list again in a few weeks.

Obey the one-third rule Tired of looking out the window at your dull, dormant lawn? A little prep now will give you a green lawn all summer long.

Rake
First things first, gently rake leaves, twigs, and dead grass off your lawn, and remove snow mold if you live in colder climates. This allows air and sunlight to reach down to the grass roots. Avoid power-raking, as hacking away at the ground can damage shallow grasses and good soil.

Weed
Weeds like dandelions, hairy bittercress, common chickweed, and henbit go dormant in winter and re-emerge in the spring. For best results, pull as many weeds as possible by hand or use a hoe. Be sure to get the entire plant, roots and all. If you use a pre-emergent weed killer, make sure it’s a calm day. Wind can spread the chemicals onto plants you don’t want to kill and into waterways you don’t want to pollute.

First Time Home Buyers Paperwork To Secure a Mortgage

First Time Home Buyers 

Paperwork is sometimes the roadblock that stands between first time home buyers and their first house. Taking the fear of the unknown out of the equation can smooth out the process. Start gathering documents now, such as:

  • 3 months' bank statement
  • Gift letter; donor's bank statement; copy of gift check; copy of deposit receipt
  • Explanations for late payments; credit inquiries in the last 90 days; charge-offs; collections; judgments; liens
  • Bankruptcy papers within 7 years
  • Copy of Social Security Card and driver's license
  • Last 2 years' W2 forms
  • Pay stubs
  • Last 2 years' 1040s if self-employed; interest income
  • Y-T-D P&L Statement is self-employed
  • Corporate or Partnership tax returns (if you own more than 25% of a business)
  • Copy of purchase agreement (if you have already made an offer)
  • Receipt for child support payments
  • Copy of Divorce Settlement

  • Mortgage balance and any home equity loans
  • Mortgage prepayment penalty (if any)
  • Pre-sale preparations like repairs, updates, and cleaning costs
  • The real estate broker commission
  • Capital gains tax, but only if you don't qualify for an exclusion.
  • Moving costs
