The Denver Housing Market showed that even COVID-19 can't keep it down for long. June's Market Watch showed just how robust the Denver Real Estate Market is right now. Across the Denver Metro Area sales were up as the restrictions eased.

Pending listings were up by a whopping 28%  vs. this time last year as more homes went under contract. Several other key indicators showed improvement as the Summer Selling Season is in full effect. 

Closed homes were up 3% with 5,922 homes closing in June. Home prices were also up 2% with the average home selling for $508,951. 

Fewer listings came to market in June causing the weeks of inventory to go from 7 to 5 weeks. 

Interest rates continue to be at record lows which is helping driving the hot housing market. If you have been waiting for the right time to Buy or Sell that time is now!

Months of the ongoing pandemic are leaving marks on the Denver Metro Real Estate Market.  3,437 homes were sold in May 2020 vs. 6,164 homes sold this time last year reflecting a whopping 44% decline year over year. 

New listings were down by 17% as many people were waiting for the shelter in place order to be lifted. 

There were some positive signs that I wanted to share. Pending sales were up 14% compared to May 2019! Days on market and the average sold price for single family homes remained flat. 

Home Buyers are finding more options to choose from as the weeks of inventory rose from 6 to 9 weeks.
