August Home Care Tips

Home Care Tips August
 
You can keep your home in top shape with simple tasks throughout the year. This month, be sure to:


  1. Test your smoke detectors and carbon monoxide detector. Replace batteries where necessary.
  2. Drain approximately 2 gallons from your water heater to eliminate sediment.
  3. Clean your clothes dryer vent duct.
  4. Vacuum your bathroom vent covers.
  5. Replace or clean your furnace filter.
  6. Clean out any basement window wells.
  7. Clean the condensation coils on your refrigerator to keep it running as efficiently as possible.
  8. Clean around your air conditioning compressor and make sure it has adequate airflow.

The importance of your credit report

When you apply for a loan, your lender will look at several details of your personal finances, including your credit report. The better your credit, the better the lending terms you'll be offered.

Credit scores range from 200 to above 850. Scores below 620 are considered risky; 720 and over are excellent.

You should be aware of what information is on your credit report by obtaining and reviewing copies of your credit report from the three main credit report agencies.

Remember that there are several factors that affect your credit report including your payment history, your current ratio of debt to income and signs of responsibility and stability. And since not all creditors report to all three agencies, it's best to order a report from all three institutions. Your goal in ordering all three credit reports is to make sure that all of the information stated on each report is accurate and correct.

Market Watch June 2019 REcolorado Denver Area Real Estate Stats

June showed that Denver's Real Estate Market is still very strong. Although Home Sales were down by 8% vs. June 2018, homes continue to appreciate with most showing a 2% gain year over year. More inventory came on the market increase the weeks of inventory from 5 to 7 weeks allowing more choices for Buyers.

Thinking of Buying an Older Home? Here Are Some Things to Keep in Mind

When searching for the next house to call home, there's a lot to consider. Opening your home search to older constructions can increase your options, however older homes may be harboring issues beneath the surface. Here are some things to consider (and have inspected) when purchasing an older home.

Foundation and Structural Issues
Due to their age, older homes should be inspected thoroughly for foundational and structural damage. Cracks or unevenness in the foundation can lead to moisture damage, dry rot, corrosion, and shifting of the house. According to Safewise, "Foundation repairs can escalate to over $10,000, depending on the extent of the structural issues - and homeowners insurance won't cover these costs." If you suspect structural damage, be sure to have the building inspected by a licensed structural engineer.

August is typically the month that gardeners get to enjoy all the hard work of the summer. Vegetable gardens are peaking and producing lots of goodies to eat. Your flower beds are in full swing, and you can decorate your home as they produce their last blooms.

So enjoy August! And remember, here are three things that you can do to prepare to move into early fall.
  • Order any peony roots or fall bulbs now, so they are ready for planting.
  • Plant late season annuals that will add color to your landscape in fall.
  • Vegetable gardeners can start your fall crops, but be sure to protect your plants from the sun with adequate shade.
  • Prepare dead spots in your lawn for reseeding by dethatching.

The Fed Lowers Interest Rates 

The Federal Open Market Committee announced today that they are going to lower the Federal Funds Rate for the first time since 2008!

How does this affect Home Owner and Buyers?
